The Program
Preventive Maintenance for Food Processing
Food processing and beverage manufacturing facilities in Los Angeles — Vernon, City of Industry, Commerce, and Gardena — run electrical and mechanical systems that cannot afford unplanned failures. Direct Source provides preventive maintenance programs for food processing facilities: scheduled electrical and mechanical inspections, written condition reports, and priority emergency response between visits.
Schedule: Monthly or quarterly visits timed around your production and sanitation schedule.
Motor & Drive System PM
VFD inspection and cleaning, motor winding resistance checks, overload relay calibration, soft starter inspection, and motor temperature monitoring for conveyor, mixer, auger, and packaging line drives.
Most VFD failures in food processing have warning signs 2–4 weeks before failure. We catch them.
Electrical Panel & MCC Inspection
Panel and MCC interior inspection, connection torque verification, thermal imaging of energized equipment, breaker testing, contactor inspection, and control circuit testing.
Infrared thermography included on every PM visit — finds hot spots before they become fires.
Conveyor & Mechanical Inspection
Conveyor belt tension and alignment, gearbox oil level and condition, coupling inspection, bearing temperature checks, chain and sprocket wear assessment, and lubrication.
Conveyor failures during production runs cause product loss and line shutdowns — PM prevents them.
Controls & PLC Health Check
PLC battery check and replacement, I/O status review, HMI inspection, control panel interior inspection, sensor function verification, and documentation of any fault history.
A PLC battery that fails without warning can clear your program. We catch it on the scheduled visit.
Refrigeration Electrical PM
Compressor motor electrical inspection, condenser fan drive PM, evaporator fan motor checks, refrigeration panel inspection, and ammonia area classified electrical inspection where applicable.
Refrigeration PM protects both your equipment and the product it stores.
Written Reports Every Visit
After every PM visit you receive a written report: equipment inspected, condition found, items corrected, and deferred items ranked by priority.
Most food processing clients use our reports to plan capital expenditures and equipment replacements.
Why Direct Source
What Makes Our Program Different
Scheduled around your production
We schedule PM visits during sanitation windows, shift changes, or planned downtime — not during production runs. If the schedule changes, we adjust.
Electrical and mechanical in one visit
We cover electrical and mechanical in the same visit — one vendor, one report, one point of contact for your maintenance team.
Washdown-rated materials when repairs are needed
When a PM visit uncovers something that needs corrective work, we repair it correctly — NEMA 4X enclosures, waterproof fittings, food-grade conduit routing.
Priority emergency response between visits
PM contract clients get priority scheduling for emergency calls. When a conveyor goes down mid-shift, we respond faster than a facility calling us for the first time.
Every Visit Includes
- Electrical and mechanical inspection
- Infrared thermography (thermal imaging)
- Written condition report
- Deferred items ranked by priority
- Emergency response priority between visits
Cities served: Vernon, City of Industry, Commerce, Gardena, Compton, Paramount, and all LA Basin food processing corridors.
FAQ
Frequently Asked Questions
How often should food processing facilities schedule PM visits?
Most food processing facilities benefit from monthly electrical and mechanical PM for high-criticality equipment and quarterly for lower-criticality systems. We assess your equipment and production schedule and recommend a visit frequency that matches your actual risk profile.
Can you schedule PM visits during sanitation or overnight?
Yes — and we prefer to. We work nights, weekends, and sanitation windows to minimize disruption to your production schedule.
Do you cover both electrical and mechanical in the same PM visit?
Yes. We inspect and maintain electrical systems (panels, MCCs, VFDs, motors, controls) and mechanical equipment (conveyors, gearboxes, couplings, bearings) in the same visit. One contractor, one report, one invoice.
What does a PM report include?
After every visit you receive a written report listing: equipment inspected, condition found (good / monitor / action required), any corrective work performed during the visit, deferred items ranked by priority, and photos of any notable findings.
Do you serve Vernon and City of Industry food processing facilities?
Yes — both are a short drive from our Santa Fe Springs shop and we work in food and beverage processing facilities in both cities regularly.
